Frank, I agree with your ideas on what is and is not relevant to market price however we often have to invest significant amouts of time in convincing vendor's of this. I recall one prospective vendor looking to downsize about 5 years before retirement who determined their selling price as follows - "We want to sell and buy a smaller property. We also want an overseas trip, a new car and put away some cash for a rainy day". Of course they were unrealistic and having only a low motivation to sell, it took them ages to finally meet the market and sell.
